I'm in a 3 year retirement window. I'm moving west, but still on the fence as to where. I want to see the options before I call a real estate agent. Why waste everybody's time including mine, by getting a real estate agent now? I just want to evaluate communities in person. We'll be in Las Vegas (again) in May, and I want to see Sun City Summerlin & Anthem in particular. I have no interest in using the facilities, I just want to tour, see the community facilities. Can you tour the recreation facility, without going through a real estate agent? If so, how? If not, why not? It all seems so secretive.

You can do it all yourself if you wish. All you need is cojones. In general you can penetrate any of the Sun City facilities if you are brass balled. And if you do it right the monitors will help you.
However you need to know where they are and it helps to have an agent with you.
I do Sun City about 2/3 of the time. I know where to go and how to get in. I will donate a couple of half days to familiarize you with the lay out and how it all works. In return I hope you will call me if you decide to do it for real.
Note that an hour with a knowledgeable realtor can cut the waste out of your search. Most clients don't know what they want. And they don't know what they don't want. An agent gets that clear pretty quick if any good.

A good, professional real estate agent in it for the long haul will be glad to show you around. Just be candid and up front about your time frame.
