I have been looking at homes in the Midlothian area and have been confused at the prices. I see some priced at or below asessment, while others are priced as much as $100k above assessed value for a $450k home. Are homes selling above, below, or pretty close to the assessed value right now in the area?

Can't comment on Midlothian. In my neighborhood in Western Henrico homes are selling at assessment value, but that is irrelevant to what you are asking. Look on zillow--it tells you what homes sold for and assessment. It just wouldn't include concessions (closing costs, allowances for new carpet, etc). Otherwise, get a good realtor.

Are you working with an agent? If so, have them run some numbers for you. Real estate is local, and that can even mean from development to development.
