Hi - does anyone have a rule of thumb for the cost per square foot of an addition in the Richmond area? My wife and I want to add a screen porch to our home and are trying to get a sense for appropriate costs for our area. We are tying the new roof in to an existing roof line so it's not a very complex build. No brick foundation, just footers for the floor.

If anyone knows any good remodelers/builders that do this kind of work, please provide references.

I called a couple of companies when I looked into this and they quoted me about $200 per sq ft

Since contractors need to purchase lumber in standard sizes, then most of their supplies will be based on 16x16. Depending on your county 2-4 concrete footers may be required to being underground. But most now don't require it to poured anymore and simply be blocks. So using a vanilla type with nothing special figure a base of $65-$70 per square foot as high limit. It can be lower or it can be higher depending on which accessories are added in and which county your contractor is from. Another thing to consider if you have an existing door from the home to connect to it or if one needs to be created. Also an architect will be needed to create the plans for it in order to get permits. You can save money by being the contractor and sub-contracting on your own. There are plenty of sites on the net that walk you though this process.
