Hey everyone,


I am currently living in Ashburn, VA (moved there in march 2015 from charlotte, nc) but since I cover a large area for work and I would like to get more house for my money (insane prices here), I am thinking about moving down to the Richmond area. I was curious as to what home insurance and taxes run a year on homes valued around $400k?

Depends on the city/county you live in. I'm in Henrico and it's $.87/100 Richmond is $1.20/100 and Chesterfield is $.96/100

My house is worth $350 k and my property taxes in Henrico are just under $3 k. My insurance on a 20 year old house with a new roof (replacement value about $300 k) was $650. I just switched to Mutual Assurance though which is a little different so this year it is $1100 but in the future it will be about $200/year.

Yes, totally depends on the area in which you will live.

Happy to connect you with an insurance agent locally who can give you a better idea depending on the area. Richmond City has pretty high taxes while Henrico and Chesterfield will be cheaper. I think we pay around $3K a year on our $400K home in Chesterfield.
