My husband and I are looking at either New Kent or other side of city towards Goochland for 10+ acre pieces of land. Concerned that areas of New Kent and Providence Forge are in flight path for RIC? Anyone in that area (Warriner Road esp.) that knows of busy flight paths? And to either side of city as well? We live on Long Island and every 2 weeks international flights into JFK fly over so low it’s deafening and we’re an hour out. Hoping to avoid. Checked online and not easily available; just a lot of Nav info for the runways. Thanks

Neither area is going to have any type of heavy airport noise.

Any kind of heavy airport noise is going to be fairly confined to Eastern Henrico area.

The once in a while sound over Goochland is Helicopters passing by. Airplane noise is extremely rare. As for land that is 10+ Acres you want to look for land that is zoned as A-1 and not in a neighborhood (HOA). For better pricing of it you may want to look at Powhatan. In these counties don't look any further than route 522. 10 minutes at 55 mph west of 288 is the sweet spot.

Thx again! wasnt interested in HOA but then saw Oak Leaf (and Canterbury Farms) in Powhatan and the idea of underground electric and cable appealed- but so does the 41 acres in Goochland. Biggest concern, at least one of them, is perc ability and private easement access at this point - but thanks again and great info!

They are both neighborhoods, so you may have HOA fees on top of the mortgage. Look for properties that have a driveway to a primary road instead. Oak Leaf would be the better choice as it's connected to a primary road (means it's one of the first roads that gets cleared after a snow storm) called Jude's Ferry Rd. Also it has access to both primary roads (route 60 & 711). That side of the road rarely has power outtages, but you may want to verify that Comcast/Xfinity is what's used in the neighborhood. Also it's within 10 minutes of the local shopping are. As Canterbury Farms is close to a primary road (711) and 288, it's also close to the Chesterfield line where on the other side of 288 there are numerous neighborhoods, traffic and nutty drivers. And you have to pass that area to get to the supermarkets and other things. There are no quick trips to anything from there.

Also (as also a transplant from NYC and the Island decades ago), trade in your car's so they all have AWD and you may want to purchase a full sized SUV/Pickup that is 4x4. Keep one major thing in mind, people can't drive down here. If you have a urge to use your horn, smack your hands not to do so as it's considered extremely rude and they don't listen to it anyway. Fwiw, they don't signal either.

NOVA is easy. The Richmond Metro Area is far out of the norm that they freak out when they have four blocks of traffic. For example in NYC, stop signs are treated as yield signs, here if you're in the right lane expect to be cut off. For some reason people pull into the intersections when they see a space to and expect the cars in that lane to yield to them and not the other way around.
