We're looking at getting into a rental property very soon here and have dealt with both owners and property managers. Is there anything we can do to check who actually owns the home, and, whether or not there are any liens on the property? What else should/could we look for to help protect ourselves? We'll be moving to Placer County, if that helps (Roseville/Rocklin/Granite Bay).

It's terrible to say but vitally important; we have just missed being victims of real estate scams over recent years.

Get the address, take it to the county where you are buying. The county will have a property tax number referenced to the owner. They should be able to tell you, at the very least, if there is a tax lien by any local government agency but I don't know about a contractor's lien. Tax information is public information.

Ask the neighbors about activity in the house and how long it has been vacant. Did they know the people?

Are you physically here to do this?

Our friend wants to buy a large house in Folsom and can't find a real estate person who is willing to work on Saturday or Sunday for him? Can you believe this? If I were in real estate, I would work all weekend when people are looking at houses. How stupid!

Any realtor can check the tax records for ownership in just a few seconds. PM me for more info.

Yes. There are quite a few real estate agents who will not work on weekends. There are quite a few more who think they are above selling a house under some mystical amount.

Many, if not most counties (like ours) have an online service to check the assessor's records online 24/7, free. It might have the ownership/sale history as well as the tax amount and payment dates. It's all public record.

The issue here in CA is that you have to have the parcel number to check the ownership. Couldn't tell you the details, but CA privacy laws prevent the ability to look up the address and find the owners name on the internet.
