Does anyone know the status or current plan to develop the large open field owned by Whitney Ranch that runs along West Oaks and butts up to Stanford Ranch? Are they still planning to extend West Oaks?

I live along that area and I know plans have been in the works for years but nothing has happened. And I kind of like it that way.

As a Whitney Ranch resident of 1 year in August, I've been a little disappointed at the halt in new construction, with only the Standard-Pacific development still ongoing on the south side of WR. I think Lyon Homes may still have some homes under construction on the North side (far eastern end of Ranch View). I wonder if any of the multi-family zoned areas will ever see any construction....although we would prefer single family homes in our midst. One other disappointment is that the proposed middle school will probably never be built, which means our kids will need to be driven over to Granite Oaks in a couple of years. I guess the fact that Sunset Ranch Elementary was able to open just as we moved in was a huge positive, but we wonder everyday what the future of this community will be. It's hard to believe that our very reasonable HOA dues can sustain the beautiful Ranch House clubhouse and pool for too many more years.

The strange thing is that many people we talk to from nearby areas mention wanting to buy a resale home within Whitney Ranch...yet the demand for new construction just doesn't seem to exist. Why this dichotomy?

You two are aware of the economic collapse that just occurring a few years ago, right? It will be a long time before housing construction recovers in this state and when I mean a long time I'm talking about 10 plus years. You'll be lucky to see it at the pace it was in 2007 within the next 25 years. Fortunately for you two you live in a fairly desirable area which means the chances of new home construction picking up a good pace in the next 5 years is in the very good to excellent range.

In this market, prices of resale homes are WAY lower than what builders can offer on new homes. Just because home values have fallen 40%, doesn't mean it's 40% cheaper for builders to build (not that there wasn't any profit built into their business model). For the most part, people can justify some amount of premium for a new home, but not what the current difference would be.
