Hi all, we're looking to get away from the doom and gloom and rat race of Seattle. I love much of California but the high prices (and hustle and bustle) of most of the state are deterrents. Like many folks, I have been strongly considering Bend, Oregon, but the long winters have me nervous (we like the occasional snow but we don't ski).

However, I have recently learned of the areas east of Sactown - one of few parts of Cal I have never visited - and I am intrigued by the reports of 4 seasons, relatively mild, sunny weather (hot, dry summers are ok), and relative affordability.

I'm looking first and foremost for top notch public schools. We also would like to be reasonably close to amenities like parks, shopping, and dining (more boutique, less big box), although I work from home so commute is a non-issue. Looking for homes with some 'custom' finishes (not tract homes; thinking 6 burner stoves, upgraded trim/finishes, etc.). Lastly, I would prefer a larger lot (half acre would be a minimum, but ideally more like 2-5). Our budget is about 700k. Am I chasing a unicorn?

When you say four seasons, do you mean snow in the winter?

I'm not opposed to some snow, but no it's not a requirement.

Plenty of good schools in the areas east of Sacramento. While there are plenty of homes under $700K with acreage, the issue you will have is finding one that is really nicely updated. Even at a higher price, that is hard to find. New construction has those upgrades, but those often have very small lots OR start in the $900K range.

If you would be willing to buy a home for less and put the time/effort into upgrading it yourself, you would be more likely to find something that meets your expectations.

Maybe check out Shingle Springs?


You can get land and home under your price although not sure on the updates and exact features you are looking for. Schools are good. You are not too far from shopping and dining in El Dorado Hills and Folsom (although I guess these can be a little big boxy).


This area is just into the foothills - not sure you'd be getting 4 complete seasons the summer will still be pretty long and hot and dry. Like from May through September. But depending on what happens with the rainfall in the west - the months of October/November and March/April can be really stunning. It's really beautiful right now. And the winter months can be a bit colder but still relatively mild - I don't think the snow level really drops down below Placerville too often.
