I'm contemplating buying a rental property in DPH and am going back n forth whether or not it's worth the hassle. I've been looking up crime reports, statistics, etc. and the area actually doesn't seem nearly as bad as I had initially thought. I know there's a ton of factors going into this or effecting a landlords' experience, but generally, what has your experience been like?

I own rental properties in Sacramento, but would never consider investing in DPH. There is very little upside to owning there.

Do you have any rentals now? Will you be managing it or are you hiring a property manager? Housing is relatively cheap in dph as well as oak park that it's very attractive on paper. But it really comes down to the tenant and what kinda tenant you will have.
