The neighborhood you are talking about here is probably too close to meadowview for me. That part of South Sac is much more dangerous than Carmicheal. I would rather continue to rent in Carmichael, than buy in that neighborhood.

That's a bad spot - you are looking at one of the wrost neighborhoods Sac has

Have you thought about buying a condo?

Default Rethinking

I have thought of a condo, but I have some restrictions. One I own a pitbull, and although she is sweet and loveable and has no aggressive traits, on paper she's a 60lb pitbull, two- I would like a yard and I have found some condos with yards but the location was not right for us. Three I would also need a 3 bedroom, 2 bath and in condos thats usually kind of rare.

I'm really going to have to rethink my plans, maybe as zen has said now is not the time unless I find that "special" one.

Where did you end up renting citygirl?

We haven't - our house is still for sale, I'm staying with a friend

We are looking at condos too, but do not have pets, or care for a yard. I have a huge yard now and hate the upkeep. We are looking at 3 bedrooms, but our budget is 380K.

Do you HAVE to have three bedrooms? We have to.

When you are looking for 3 bed 2 bath homes selling for less than 150k, what you are looking for are neighborhoods that aren't glamourous but aren't that dangerous either. If it were me, I would be focusing on Rancho Cordova, Mills, College Greens and maybe Antelope.

If you really want to live in older walkable neighborhood for that price, I would be looking out of the area in someplace like Marysville or Yuba City, but I don't know if you would be able to find work there. But in terms of value for money, you could buy a lot more home for your money out there.
