Are there any landlords that will rent to you no matter what as long as you have the money to hand over?

They might. I assume you have a lot of issues. Depending on the property owner you may be asked to pay several months rent in advance. (3 to 6)

if you dont come off as shady and dont mind leaving certain things out, you can usually get away with renting from a private individual with no credit or rental checks.

the last 2 private landlords ive rented from said they would do a credit check but never did. you can verify wether the check was done or not simply by checking your credit and seeing if an inquiry was made regarding your history.

now, my wife and i's credit is so-so, we dont have anything major on it either besides the usual bs (old cable bill we forgot, etc etc).

Thank you for your responses. I just mean, I have never had to pay an application fee and don't want to start now. I do have not-so-good credit, but excellent rental references. I am a working middle-aged, no kids, no pets person that just needs a place to rent for less than $700, and I don't care for apartments or anything upstairs.

Everyone is different. My property owners would never rent to someone without a credit check and thus the $50 per person application fee. It's not all about credit . . . . you also get a criminal history on the applicant.
I'm sure you know that after you pay the app fee, the report technically belongs to you. If you are denied, ask for a copy of your report. Tell the next place you apply that you will provide a recent report. They will probably accept it and you won't have to pay the application fee again.
No promises tho. Good luck hunting! I wouldn't think finding something under $700 a month would be very easy???
