Hi! I'm a single person/pro musician interested in moving to Grey Forest, TX (78023) or any area where I can be among trees, have a view and privacy on an acre+ for about 200,000. if possible. I plan to commute to San Antonio on weekends to play for events. I found this description of Grey Forest and was wondering if Grey Forest is still the same, i.e., artsy community (this description is about 6 years old). I'm in Dallas and cannot drive down to look at this time. I would even consider Helotes or even Mica in order to get acreage and privacy. Thank you for any help - much appreciated! DESCRIPTION: Grey Forest: a convenient area located between Leon Springs & Helotes, has been an Artist`s Community for many years. A cross between Topanga Canyon & Old Westlake Hills/Austin.

Did you check realtor or zilow using those prereqs? (Because this is what I would be doing to answer your question) You may be able to answer your question on your own.

1. Does anyone have any personal experience with this area?
2. If so, how would you describe Grey Forest now?
3. How are the homes?
4. How are the residents?

Yes. I've looked via Realtor.com but I want info from people who live in or near the area, who have personal experience in this area.

Yes, I always peruse City Data. I want to hear from people who actually live in or near the area and if the area is an artist's community still like the description above said it was.

When I think "artist community" in the San Antonio I think of the urban area south of downtown, not Grey Forest. You will be hard pressed to find acreage (actually I don't think you will) in the more artsy parts of the city proper. I can see how they would compare it to those areas in that description you copied, but as far as residents I am unsure. I always assumed it was families and retirees, not "artists". I have had a few 30+ mile bike rides in the area and it is very quiet and rural. It is still part of San Antonio, it's not necessarily out in the boonies where it would a "commute" persay. You would be within about a 15 minute car ride to civiliazation.

I live near Grey Forest (close enough that their fire department protects my neighborhood) and I never heard it called an artist community. It doesn't really have a business district of any sort and the prime business is the Grey Moss Inn. Land and homes around here are desirable and I'm thinking an acre with a home isn't going to happen for $200k, but not saying it can't happen. To me it sounds like Boerne is more your speed, though not sure $200k will get much there either. Grey Forest is nice but more akin to a wide spot in the road.

I've got a client that I've helped purchase a few homes in there recently and I can tell you from experience, they're tough to find. It's an interesting dynamic in that area, in that a lot of the homes that sell never hit the market, because everyone in there has a friend that wants to be in there. Not that a ton sell in there. Most are long time residents and you almost have to know someone.

I DO know of one that may be available in the next few months, but I don't really know the price yet. I'll see if I can find that out. It may be more than you're looking to spend.
