Sorry I know I have had a lot of questions lately ..

A nice duplex in one of the nicer, safer areas (NW, north) ..
Under 250k
Actually ON the market and for sale ??

In your opinion is this an impossible feat ? I've looked at almost all the listings I've found ONE I like but I'm not ready to buy yet .. and its a corner lot ..

Duplexes in nicer areas tend to go quickly, as most owners know someone that wants to buy. Thus they never hit the market.

There are some that occasionally show up for sale, but they go very quickly.

I would suggest geting with a realtor who can keep a watch on the duplex market and notify you if and when one comes up on the market. It is true that most will be sold before they really hit the market. I've sold 3 over the years and only one ever got far enough to have a sign on it. It lasted 12 hours. I've also bought those 3 and some others and did the deal by word of mouth. That is, I heard the owner was going to sell and approached the owner before it hit market and got them.
A realator may be able to find out before they hit market and let you know.
