We are relocating and wanted to know how real estate is working in San Antonio. It is different everywhere so any help would be appreciated. We looked up the tax maps and have an idea but there is land market, appraised and assessed. Rule of thumb is here is add 10% to appraised and you have a decent proposal depending on how motivated they are to sell. We are looking at an older mobile with land in Wilson County. any info would really be appreciated. We want to be fair but also do not want to get taken advantage of. Buying land where we are is a joke. People are paying way too much for the land here, it's crazy.

how much land are you talking about buying? Where exactly is it? My best friend is in farm and ranch sales and can tell me what he thinks it is worth in about a 30 second phone call - if only I know where you are talking about specifically. He and his father have been selling ranches in and around San Antonio for 30+ years, and I would trust his opinion as he has steered me away from some not so wise purchases int he past.

It is in La Vernia I have 2 horses and other animals I need land for. If you know of any other places please let me know. I have to be able to have horses and it has to be fenced and have a place for them to be put up.

La Vernia is nice. The best thing for you to do is contact a real estate agent and ask.

They just tell me what the owner wants to sell it for, not what it is worth. We just need an idea. If there is no way for us to find out I understand. I am desperately trying to cut out the haggling. We are paying cash so maybe we will just pay for an appraisal and make the contract based on that. thanks so much.

okay we have been there but do you give them the appraised value or do you give them a percentage over it? This is the tax appraised value correct or I mistaken?

Even though you're paying cash, it might be in your interest to contact a realtor who will be working for you, especially if you're unfamiliar with the area. Since you won't be needing financing, and already know the land you're interested in, you may be able to negotiate a lower commission for them since all they'll have to do is negotiate the sale.
