I am a first time home buyer and eligible to purhcase a home up to a maximum of $135000 with CITY/FHA assistance. A Pud home is up for sale within my range. I do not know what if Pud homes and what are the implications and rules if we buy one. Is a Pud home a condo ? Thank you very much.

Planned Unit Development. The homes can be condos or single family residences. I don't think the homeowner owns the land the structure is built on. There are usually HOA's and they typically maintain the landscaping. That's about all I know about PUD's. Hope that helps.

PUDs (planned unit developments) are great communities to live in - especially for families. They are a mix of residential units and community common areas such as a pool, clubhouse, and playground for the kids. In San Bernardino County, when you purchase a PUD, you also purchase the land it is on, however you are regulated by association rules and restrictions.

Before purchasing a home in one of these communities, be sure to ask for a copy of the CC&Rs (covenants, conditions and restrictions) and HOA (home owner's association) documents. These documents will explain how the association governs their community and what restrictions you will have as a homeowner. Some of the more common restrictions include what colors you can/can't paint your home (to avoid having purple houses in your community) and the control over noise/nuisances during certain hours. Of course, some communities can have very strict rules, so be careful when reading the documents to make sure you are ok with the terms. In most cases you won't be able to obtain a copy of these documents before you go into escrow, but once in escrow you will have a specific amount of time (usually 10-17 days depending on your contract terms) to review them and decide if you still want to proceed with the purchase.

If you can at all get by without an HOA, by all means do. Some tolerate HOA's (don't know anyone who likes them though); I personally will never make that mistake again.
