There's a real estate website that rhymes with "pillow" and they currently show a high number of homes for sale in the Coachella Valley.

City-by-city:

Palm Springs -- 716 units for sale
Desert Hot Springs -- 625 units for sale

Cathedral City-- 409 units for sale
Rancho Mirage -- 548 units for sale
Palm Desert -- 902 units for sale
Indio -- 695 units for sale
La Quinta -- 706 units for sale
Thousand Palms -- 120 units for sale

For a grand total of 4,721 units for sale, give or take daily shifts.

That seems disproportionately high? ...Am I off? ...Is this normal?

What's going on out that way???

I can’t comment on if that’s high or not, but I will say selling a home in the Coachella Valley in the winter when the weather is pleasant and there’s tons of visiting snowbirds that may be thinking of relocating there makes more sense as a home owner than the summer when it’s a ghost town and 110 out. I’m sure plenty will chime in about the Salton Sea drying up, and all the issues that will come with that, but having a captive market was the first thing that came to my mind.

As a regular visitor to the valley I figure the churn in real estate to be the result of an aging population of the snowbird generation coupled with the fact of climbing temps in the summer months. Most of the SW has a greater turnover in real estate than the remainder of the US, take a look at the Green Valley AZ area and see the sales history for homes listed, many are being sold after three to six years, a common time frame for a lot of seniors who wanted to try the SW as a permanent address and simply couldn't take the heat.

CV has been a traditional landing spot for snowbirds and retirees. If your numbers are high (I do not know) then I would guess many traditional residents are moving on (dying or literally moving out). City leaders have been catering toward a younger demographic. I would guess that is causing some upheaval.

Have read the above posts and must confess to being All of The Above: It's February, I'm looking at homes in the Coachella Valley, have cash, and am over 65. Oh-- and I love the "SW," which I assume means the "Southwest."

Coachella Valley is a "forced" relocation destination by people from Phoenix, AZ, if global warming suddenly turns the region over 140 degrees in summertime, people are dying, and it becomes uninhabitable there. Home prices can easily plummeted down by up to 80% off the current value. I wouldn't invest in real estate at Phoenix, AZ at all.
