I am currently living in China town and try to purchase a house in that area. I heard there are a lot of gangster there, however i believe it's more east.

Its very gritty, not really a lot of gang activity per se, but there are shady looking people always walking by especially at night(occasional drunk) cause its a relatively busy pedestrian area with schoolkids, moms pushing strollers, people walking to do their laundry during the day--the freaks come out at night tho. LOL. Mainly Hispanics, Blacks and some Asians. There are several liquor stores right there on Foothill around 26th and a few Taco Trucks. I wouldnt be afraid tho, a wrought iron fence(there are lots in that area and you can get one for cheap from one of the local contractors-you always see one building a fence and they do a good job) should do the trick.

Thanks, I heard more east after 35th ave or after fruitvale ave, the criime rate is much higher. The area on the 26th and foothill is call Oak Tree ?

The neighborhood is unofficially called the "Murder Dubs" (and before that the "Twomps") but this name pertains more to the International Blvd area. However, you need street smarts to be living here. you'd be two block away from Garfield Elementary & the Tongan Church and a couple blocks away from San Antonio Park right? Don't be around the park at night. If I remember right, the specific cross street you're talking about is mostly apartment complexes... I'd look more towards Garfield Elementary if you have to be in that area. If you can, get to know the neighbors who look like they have something going on... you don't want to be a stranger in your own neighborhood. The only bus line that runs in this area is the 40, which runs from one side of Foothill Blvd to the other. Your closest shopping areas would be Fruitvale & Foothill, Fruitvale & International and Fruitvale & MacArthur. Like 18Montclair said, Foothill Blvd is mostly liquor stores but there's a good (and cheap) Chinese place on Foothill & 21st called On Luck Food To Go. It's behind a liquor store and you wouldn't notice it unless you knew about it. Here's its yelp:

And as for east of 35th ave being worse, it depends where you're looking. If you stay above Foothill Blvd, some of the neighborhoods are actually nicer than the one you're looking at but are still in the same price range. Allendale is one of them:

This would put you next to a robust shopping strip (MacArthur Blvd between 35th ave and High st.) and closer to the highway. I would only look above Foothill Blvd in this area though... Foothill Blvd itself and below in this neighborhood is worse than where you're looking.



EDIT: Also, the main gang in the area you're looking at is the Nortenos. You'll see a couple Border Brothers tags here and there but the BB's haven't spread past the 80's (yet).

Thanks Nineties, I have been living in China town for the last 10 years, I still don't know the Oakland neighborhoods well. What do you think the price of this house sold in March 2009?

^Is that your price range? If so, I'd look at the upper end of it... idk if this is breaking the bank for you but here's a nice house in a decent section of Allendale:
