What are some important things to include in the lease? What are some loop holes to protect me as a landlord from SF rent control board? I am not trying to evict anyone, but I do want to take some precaution and understanding my rights a bit more. Any tips will be appreciated!

You should buy the book "The California Landlord's Law Book: Rights and Responsibilities" by NOLO press. It has all the information you'll need. Also includes standard California lease agreements that you can actually use.

I realized that if your home is built after 1979, rent control is not in effect. If my house has been remodeled including the structure, does that consider being built after 1979?

What year is on the occupancy certificate? That's the year that counts.

In SF and in CA in general, you are governed by law, so there's really no such thing as a loophole.

Some states look to the lease to set the rules, but in CA, you can't get around the laws. You can't have a term in the lease that is contrary to the law.

Honestly, if you aren't already a landlord in SF, or in any rent control city, I'd highly suggest that you don't buy in those cities with the intent to rent out the unit. Buy in a city that does not have rent control.

Why would you willingly buy a rental knowing you may never be able to raise the rent? Or even sell when you want to? What kind of investment is that?
