I have also read and/or heard the there has been a modest drop in rental prices in SF. I think that could be expected after such a run up.

No because all the techies will lose their jobs and equity besides Hayward is what I call an "overfill" city. A city that only rises when the other more prestigious cities go up or "fill up"

Funny, my landlord is trying to increase my rent by ridiculous amounts. Guess he hasn't heard the news.
Some guy in my building just rented his 1 bd to some sucker for 4 grand. D-bags that are willing to pay that (which is above market rate) make my blood boil. Thanks for driving it up for the rest of us!
