So, here's the situation. Wife has a little store and one of her customers walks in. They talk and he declares to her that people like her won't be able to live in San Jose in 10 years. He's quite proud of being a union pharmacist making close to $200K a year and well educated.

Whatever it is, it's struck a nerve and her competitive side has flared whereas normally she just rolls with the punches quite well. She's bright, but wasn't born here and she only attended a year of college before getting married the first time and started her little store which has run continuously since then.

So the question:

Will only university educated people live in San Jose in 10 years?

Question 2:

Do you think any of these little immigrant run stores make money?

I'm quite curious to see what people think here in San Jose.

You could ask the same thing about Manhattan as you could here, and Manhattan has a head start on SV.

Gentrification sucks when it's hitting the white collar folks, too, but there we are then.

But it's not necessarily the educated ones, it's those who can make money or the ones who can prioritize being here (at expense of things like fun) that will be here.

Steve Jobs probably didn't meet the definition of "university educated", yet he could buy that union pharmacist 1000x over. It's not about education, it's about talent and hard work. If you don't want to work hard then you may be forced to leave, regardless of education.

He'll buy his food from the organic restaurant who will charge $30 for something that can be found for $5 in Los Banos. He will also have to clean up after himself LOL

Hehe...nah... Once in awhile you get someone that's really proud of being an engineer at a big company or in this case a pharmacist...that's apparently good at counting pills and grinding up chemicals in a mixture that's more precise than a chef preparing spices. But, out of the entire plaza, only the Dentists and we have a small pharmacy have college educated folks...but the anchor tenants certainly aren't.

Oh well, apparently in genius school the forgot the two options in working:
Work job, make money for someone else, be someone else's beyotch.
Make job, make money for self, have something to sell when you retire.

Yes, typically education and money go hand in hand, but not always. Some people don't have a lot of formal education but are good at earning money in sales or their own business.

But overall, I think we can all see the trend. You're either in the 5% of top earners to live a decent life here or you have some kind of subsidy coming from family or the government.
