Mom loves St. Armands Circle area and would buy. She asks, "What is the most inexpensive 1 bedroom dwelling that is walking distance to S.A.C."(she can walk about 1 mile each way). And by dwelling she means anything she can own -->house, condo, etc. And by maintain she means property maintenance costs, property taxes, HOA's, etc.

Where and what price would this be? and How much would it cost to own above the purchase price for say 5 years? Thank you.

There are currently 3 listings in the St. Armands area for sale that are 1 bed 1 bath. They are all in Kingston Arms. Walk to Lido Beach and St. Armands Circle. Condo community has pool and spa, common laundry and storage closet. The prices range from $260k to $300k. Click the image below to see the listings. HOA fees are $1,000 quarterly. Maintenance includes cable, escrow reserve, flood insurance, ground maintenance, building insurance, manager, roof, trash removal, water/sewer.

Quick question: Are there any condos less than $350K with HOA fees less than $500 per quarter whilst including all the maintenance you described? (Still staying within 1 mile of the circle of course).

Here is a list of condos under $350k within a 1 mile radius of St. Armands Circle for sale.
Pelican Gardens – HOA fee $335 mo
Sarasota Harbor – HOA fee $248 and up per mo (depending on location and size)
Lido Towers – HOA fee $1348 quarterly
Embassy Villas - HOA fee $1500 quarterly
Lido Regency - HOA Fee $408 mo
Presidential – HOA fee $1125 quarterly
Kingston Arms – HOA fee $1000 quarterly
Sarasota Harbor West – HOA fee $321 mo
Lido Shores – HOA fee $1350 quarterly
Lido Surf and Sand – HOA fee $1949 quarterly
Libo Beach Club – HOA fee $1676 quarterly

So it appears $750 per quarter is the least expensive that being Sarasota Harbor.

I've received a few DMs listing less than $150K.

Why was that not in your initial response to this thread and is there any Condo in S.H. less than $150K?

We're looking for lowest cost over 5 years.

Example:$150K purchase + 10K taxes over 5 yrs + 15K HOA over 5 yrs = $185K cost of ownership over 5yrs.

Is this the least expensive small 1 bedroom 5 yr. ownership?

My initial list was just in St Armands Circle, I didn't do the 1 mile radius until the 2nd search. The second search I started at the center of St Armands and did a circular 1 mile radius with anything up to $350k. The 2nd list is what resulted.
