Subtropical Storm Alberto: Manatee leaders declare local state of emergency | Bradenton Herald

It looks like the Sarasota/Bradenton area will be getting a lot of rain through Memorial Day weekend. The problem from this storm system will not be wind damage or storm surge - but rather possible flooding due to heavy amounts of rain.

It's similar to the Tropical Depression that hit this area just prior to Irma. I sure am glad I did my homework on flood zones, and acted accordingly. I don't think our flood policy kicks in for a few more days, so rain rain stay away. We're in X, so if ours floods, this area's in a world or hurt. Best of luck to all.

For people currently house hunting here, this is a good time to see what areas and streets flood during heavy rains. Our home and the entire street is in an X zone also, but the lower end of the street had ducks swimming in it when we had three straight days of heavy rain in September a few years ago. The houses were okay, but getting out of the driveways and driving in the flooded part of the road was a challenge. It’s all about elevation.

Good point. I recall one year when our street flooded and the water came up halfway into the yards because it just couldn't drain fast enough. It's a good time to see what might happen. Word o' caution, however.... don't drive through streets that are flooded. It can be dangerous for the driver and the wave of water created can be problematic for owners.

On a similar note, next week will be a great time to see homes because the weekend rains will expose any active roof leaks.

Looking at the weather forecast it looks like we might not see any sun until Friday. It seems like over the past few years we can have stretches of weeks on end without rain - then to make up for it we get a ton of rain within a couple of days.

Tropical storm warnings have now been issued from south of Fort Myers all the way up the coast. In our area the warnings are issued for WEST of I-75 for the most part. Tropical storm force winds are considered between 39 and 73 mph. That is on top of the flood watch already issued thru Monday.

So if you are within that tropical storm warning area, you might want to bring in the garbage cans and lighter weight patio furniture if you haven't already done so.
