A groundbreaking for this project is planned for late spring/early summer. I can't wait to see what this area looks like in a few years.

Quote:
The group is currently in design for phase one of the project, which will include a 305-unit multi-family apartment building that will feature a 400-space parking deck, 40,000-square-feet of retail space devoted primarily to food and beverage and a hotel. Another 700-space municipal parking garage, which the city of Savannah will own, will also be included in phase one.

“Our intention is to open the hotel and the multi-family, retail, city parking garage project about the same time,” Germano said.

“We’re also working on the first office building. We’ve been quietly talking in the market place and we think there is significant interest for new office product that has parking in the downtown market.”

Could the 40,000 square feet of retail space devoted primarily to food and beverage and a box facing President Street in the site plan combine for a proposed grocery store?

I think it's 40,000 SF of ground level retail in the apartment and office buildings.

There is what looks like a supermarket in the overall concept plan. It would be nice to have a Publix at the main entrance where the concept plan shows a big box.

Also, I remain optimistic the land to the South will ultimately be developed. It's zoned for big boxes, so I could easily see Lowe's, Costco, etc going in there to provide services to downtown and the Eastside.

Ewww! I sure hope there is NOT a big box development so close to downtown. Density needs to be carried over from downtown. Build up, not out! Perhaps something similar to the Publix in midtown Atlanta.

Publix does have a 39,000-square-foot prototype. The 40,000 square feet of retail devoted to food and beverages and the latest site plan featuring a box approximately the size of a supermarket has me thinking of a supermarket the size of one of Publix's prototypes.

Has a study been done on the trade area indicating preferences for retailers to locate?

I do not mind big box retailers coming if they build up instead of building out. Much can be done through vertical building.

I should've specified. Big box development is fine without the big box building. EG: Publix in midtown Atlanta.
