I'll move to a new house soon and this house has a big electric transformer about 25-30 ft away. Like this one. (this green box should be 6ftx6ftx6ft) We have serious concerns about its EMF and other potential negative effects to our health.
Could you please help me to understand power of its effects? Should we look for somewhere else? Or would you consider 25ft no big deal? Would you live 25 ft away from this thing?
Transformers in a grounded can are no big deal. However, for space cadets who never passed a physics examine in three past lives, they are scary and a reason to run around in circles screaming. Since none of them know science or reason, I won't even bother to say more than the above.

Exactly. The same thing with cell phones to your ear.
There is no known harmful effect. It has been studied at length. With all the studies, nothing was found.

Regardless of findings or not, there are some cautions about cellphones that parents should follow. For example, keeping the cellphone a couple of feet away from children when they are in bed. https://ehtrust.org/american-academy...ess-radiation/
I am not saying that the EMF is dangerous nor that it isn't, but I remember that when working on military aircraft I had strict rules to follow relating to radio and other communications devices used by the pilots. When testing the radios and radars we had to keep a long distance around the from the front of the aircraft, probably because of the intensity of the signals out of the equipment being used. But in reality, the studies about hazards associated with cellphone use are inconsistent. All we can do is to be cautious.
Yo can use an RF meter to check how much RMF is nearby. The guy in this video is walking around a house that is near power lines. He walks by a small transformer box at about 7:30 and it has no RMF:
According to the RF meter website, you need at least two RF meters. One to check the RF emissions from the RF meter when taking readings, and the other to take the readings. 3 RF meters are preferred. One to aim at the invisible spaceship getting ready to tractor beam you aboard.
