First of all, thanks to anyone in advance that takes the time to help us with this. Here is my situation:

In our 30's, moving to Seattle in the next month to accept an offer at Amazon. It is really key to me to be able to walk to work, even if its a 25 minute walk. I have a wife and 2 dogs. My wife does not have a job lined up yet but will be looking soon. We've been checking redfin, zillow, etc., but we really need locals to help us due to knowledge about traffic, construction, safe areas, etc.

Budget: $2500-$3300 / month (including any HOA fees). $500K if buying.

What we're looking for:

A 1BR+ , 1000 Sq. Ft.+ open-styled townhome/condo/etc. I'd really like it to be with a modern look, large & open living room, modern appliances, and not need much fixing up at all. Also, a grassy area for the dogs very close by (fenced in a huge plus)

Neighborhoods we're considering (in order of preference):

Lower Queen Anne (especially here), South Lake Union, East Queen Anne, Belltown, Fremont (a little far, no walking)

Are we on the right track? should i rule out any of these neighborhoods or consider additional things besides traffic, etc.? I'd really appreciate it.

You're on the right track. I'll point out that while Fremont isn't walkable to Amazon, it's a flat bike ride around 3-3.5 miles.

I would not rule out any of the neighborhoods you mentioned. Have you ruled out the Eastlake neighborhood, or is there just nothing available there? It's something like a 25 minute walk to Amazon.

The west slope of Capitol Hill (I'd say north of Olive, south of Aloha, west of Broadway) is also pretty convenient. I live in this area and it's full of Amazon employees (who I see walking).

Do yourself a favor which will reduce a whole lot of stress and stay in an executive type fully furnished place for awhile and then find your permanent place to live after you relocate.
