My sf range is 2200 to 3000, probably more towards the lower end. Rent range would be 1500-1900.

Good luck finding that sf for that rent range. Our mortgage is $2000/month for a tiny 1100 sq. ft. place. (and that's with a killer interest rate). Usually for a rent range of 1500-1900 in somewhere like Queen Anne or Capital Hill, you're talking an efficiency with more like 500-700 sq. ft.
If you want close to downtown in trendy areas, AND large sq. ft. like 2200-3000, you're gonna need to double or triple that rent range I think.
