This is one, in Bellevue, with a 1-3 month waitlist, is not a project-based property, but a senior-only property that offers lower rents ($571-610 for a studio or one-bedroom) as part of the Washington State Housing Finance Tax Credit program:

The Project-Based properties have to meet HUD standards - tenants have to pass credit and background checks. Don't know about the Tax Credit properties, but suspect they might be even choosier. Plug the addresses into Google's street view to get an idea about the neighborhoods.

Turning 62 (or 55, in some cases) has some benefits.

The Bellevue property is worth checking out - a tax credit property with capped rent, but close-in (to Bellevue and Seattle). The other two are much further out.

Shorter waiting lists are more likely the further out you go. Demand is almost certainly growing faster than supply, so waiting lists will only continue to grow. For instance, here's a project-based property with a 1 to 3 month waiting list, in Spokane (includes air conditioning):

Here's one with both subsidized (30% of income) and non-subsidized (1bd = up to $680) units, in Port Angeles:
