I was just curious how people felt about this area. I'm starting to look at houses and saw some there. Thanks!

Not a terrible area, but not my fave. It's unincorporated St. Louis County, and as such doesn't benefit from some of the "beautification" ordinances that incorporated parts of the county deal with.

The area provides great highway access for the entire region, and places you ~10 minutes from St. Charles, 20 Minutes from South County or Downtown St. Louis, and about 20 minutes to the far reaches of North County.

If you like the area, i'd recommend any of the incorporated area surrounding there (East - Overland, North - St. Ann, West - Maryland Heights or Bridgeton). You can likely find the most affordable homes in Overland and St. Ann, but there are pockets of very affordable homes in both Bridgeton and Maryland Heights. And Bridgeton also benefits from newer and more expensive homes, which will help keep home prices higher in the future.

As a guy who lives in that general vicinity (St. Ann by Ashby) and grew up in Bridgeton/Maryland Heights for most of my youth. I can say that I'm very pleased with the area. Our neighbors are great, our taxes are "affordable", the amenities are decent, and the location is middle ground for most of the St. Louis Metro.

Slf33020, the area you describe is known as "West Overland". Like flynavyj, I also grew up in northwest county (attended school in Overland) and am pretty familiar with this area. I can only say that there's a reason why West Overland has never been annexed by Overland-- or by another bordering suburb. In itself, West Overland doesn't have a great deal to offer. Not saying it wouldn't be pleasant to live there-- only that there are plenty more desirable neighborhoods/subdivisions to choose from within a mile radius.

While I currently live in Florida (although we're thinking about moving back to St. Louis area next year), my wife grew up in St. Ann off of Ashby, and we lived there for about 5 years after we got married. As flynavyj stated, that specific area puts you within reasonable driving distance from most municipalities in the area. However, as 1greatcity stated, it lacks a few things.

I'd lean more toward St. Ann or the actual Overland area.

I also grew up around that area. I certainly didn't stick around.

Houses are not new, but some of them are newer than the older houses in the city of Overland. What attracts you to the area?
