hey all, My wife and I have been thinking of moving up to CNY or WNY in a few years, and we were wondering about the taxes out there. I keep reading about how high they are. We currently live in Westchester County and pay "high" taxes here.
We would like to move north of syracuse, maybe closer to watertown, or ft drum for CNY, or wyoming, Alleganny counties.
Currently we pay about $5000 a year on an 80'x100' lot and our house in about 1600 sq feet.
We would like to buy a 4 bedroom home with garage, and land, anything from 10 acres to a hundred acres. Home prices seem remarkebly low out there compared to here.
What can I expect to pay on real estate taxes out there on a 4 bedroom home with 10 acres or more? Any thoughts or ideas would be greatly appreciated. Thank you in advance.

North of Syracuse tends to have much lower housing prices and taxes vary entirely by property, town, condition, etc. It also often has something to do with how well the previous owners have fought higher assessments over the years. You might be able to find the property you want with taxes of under $2000/year or you may end up paying $5000+. Look at each property.
I do not work for them or have any affiliation with them but I love the Prudential Properties site. They show all listings with 5-12 pictures of the home and property, a detailed description AND the annual taxes. It goes a long way to deciding on which property to buy in that you're not going to waste time visiting properties with taxes higher than reasonable for your budget. All of this is true. I think people like to generalize about the property taxes up here, but it does vary by the town and other factors.
Exactly. There's a 5bd/2ba on 2 acres in Pompey for sale for $110K with annual taxes of $1900. In the Cazenovia school district, just past the village. It's probably nearly 100 years old but well maintained. Beautiful property.
About 2 miles further out, there's a 3bd/1ba on a half-acre for sale for $85K and taxes of $3700. Still the Caz school district. It's a little ranch with no character and looks to be somewhat neglected.
Both houses are going to cost about the same amount... look at *each* property you really like, not the area. This is so, so important.

This is so true about how the variation can occur within the same school district or even town.
Also, that first house is a steal if you like very good schools, a lot of land and a cute, walkable village nearby.
thank you all for the advice. I will check out the prudential site. I guess school zones do not make much of a difference for us as we are home schoolers. But it is nice to know we would be in a good school district if we had to send them .
I guess we would be looking for something with more propertey than less. I saw a fairly nice place out in WNY for 350,000 and it had over 150 acres of old farmfields, woodlots. That is really what we would be seeking. MY wife has friends that live out in WNY, she attended college out there, and loved it. She has always been trying to get me to move out there, and we can in a few years. I just want to make sure it will be the right choice, and that I will not be slaughtered by taxes. I will have a yearly pension of around 53,000 at that time, and would still want to work. Does anyone have any idea how much more I will need to make to get by out there? Thanks again for all the help.
As for how much more you need to make, I think it depends on what price range you are looking at. On just your pension, you could buy a decent home in any metro area in Upstate NY, pretty much. So, you could find a decent job and probably pull everything off.
