What do you say is better on homes in Florida? Tile or high definition shingle roof in a villa community?

Our HOA has determined [SIZE=3]new roofs are needed and they are looking at tile versus high definition shingle. Obviously the latter is less expensive and many are on fixed incomes yet we are concerned about resale value. What are your thoughts about which is best in regard to resale?[/SIZE]

Tile is MUCH more expensive, and should not really increase resale value, especially now. In case you didnt know, nothing is increasing resale value here lately

Tile roofs are much heavier than shingles and may require structural changes to the roof deck unless the trusses were originally designed to carry the increased load...... lots of additional $$$$$

True you can't put a tile roof on a house that has a shingle roof,but you can put a shingle one on a tile roof when it needs a new one. Looks wise on a Tuscan style villa/home I like a tile roof otherwise shingle is just fine!

What do you currently have? Might be easier to replace what you already have.

The biggest advantage with tile roofs is that they last way longer (as they say, tile roofs last "almost forever") - very common to see tile roofs lasting 50+ years. On the other hand, shingle roofs in FL need to be replaced about every 15 years or so.

However, everything comes at a price, as others have noted - tiles are more expensive and might need structural adjustments due to the increased weight.

Agreed. Tile roofs also look very nice on "Spanish style" homes.

From my experience, tile roofs always seem to keep the house a little cooler.

I've always wondered about the noise from rain. Is it really that bad? You would think there would be a layer of some kind of insulation to block at least some of the noise.
