The same point I made in my first post which had relevance to the OP

I am in Hernando, west of US 19 and pay less than $800 for insurance with the catastrophic sinkhole coverage, if I remember correctly it would be about $1600 with the comprehensive. Land o Lakes/Lutz I would think would be in the same price range for insurance.

It won't be a new house. It will be between 1997 to 2004 most likely and it will definitely be east of 19.

The tax amount depends on where the house is located and the purchase price. For a general rough estimate, use 2% of the purchase price. If the house is in a CDD community, add around $1200 to the yearly taxes. If you're buying a used house, you cannot depend on last year's taxes for future calculations.

Homeowner's insurance will also depend on where the house is located but more so as to when the house was built along with some other factors. The state run insuror, Citizens, has changed the requirements effective September 1st. They're also selling off the cheaper policies to give more weight to the private insurors. In some areas, Citizens is the only insuror. You can expect the insurance company to require a wind mitigation inspection. The wind coverage is the most expensive portion of the premium. If the house has newer roof, electrical, plumbing, and AC, you will receive credits off your premium for these things, and it can add up quickly.

I apologize then, on homes built in that time frame you will need to call for a quote on each one for insurance as it could be anywhere from the range I mentioned on up to $2500-$3500 range.
Homes built in 2004 were built to a different code than homes built in 1997 and that is why there is a big difference in insurance cost. The changes went in to effect 2002 and other changes in 2004 so if you look at 2004 and newer you will definitely see a lower insurance cost, on 2002 and 2003 built you will probably see a lower cost.
