Is it fair to say what's out there on Zillow and Trulia is all that's available? Would it be advantageous to work with a realtor, perhaps for first dibs on rentals?

We are looking for a clean 3 bedroom in the Wesley Chapel area, zoned for good schools. With our budget, the houses are very limited. The apartment complexes are right where we want to spend on rent, however, we are not fans of living in such close quarters with other people. My kids are young, and can be loud and hard on their feet... a lot. The potential parking space issues (not getting the one most convenient for you), schlepping groceries up 2 flights of stairs, etc. We are willing to do this if we have to to stay within budget.

Any thoughts or experiences? Thanks!

Much more out there than what you will find on Zillow and Trulia.

Realtors can't guarantee you first dibs. The first contract in on a place will get it. I don't work with rentals at all but the MLS database that I have can see what is listed on that. If you want to send me a direct message I will run a quick search then you can view what I can see, and it is up to you to contact any of them on your own.

Here are a couple (and I do not have any business relationship with any of them)
Rental Listings
hotpads.com (select rentals vice sales)
realtor.com (select rentals vice sales)
Providing Real Estate Services in Tampa (large hedge fund that bought and are now renting properties in the area)
