New to this forum, what a great resource it can be.

Anyone have any input on the Watergrass community in Wesley Chapel?

Specifically looking to find out the progress of this develpoment and what the fees are? The website shows several new neighborhoods coming in early 2007, so I assume this community is just getting started?

My daughter lives around the corner from where these retirement homes were suppose to be built,and she said construction has not started,and is not going to start.

I believe your daughter is talking about Wiregrass (confusing I know) which has been delayed indefinitely.

Watergrass however is very much underway and looks like it's going to be a splendid community, created by Crown Developers who brought us Seven Oaks. The first phase is complete, with CDD's somewhere in the $100/mo range. The second phase has the roads, landscaping, lighting, parks, etc in already, but not many homes yet.

Arthur Rutenberg and one other custom builder (whom I can't remember) have about 10 homes up including models in Phase II. KB Homes is about to start construction of their more affordable models.

I know that the community will have its own Elementary school, tentatively opening in 2009.

The CDD is higher than Seven Oaks and has the same developer and they stopped building right now. I pulled out of contract over there and saw how crappy the home (windows were put in not leveled which will course problems in the future if not already)beautiful looking community, but to me like Oak Creek the CDD fees are way to high. Soon there will be a lot of short sales over there because I know how they pushed people to close on ridiculous mortgage plans. So wait and you can get a bargain. KB homes was also going to build in New River ll but no sign to see any where, so I guess they pulled out already although on their website they mention you can call about it. I haven't been back there since a while but so far Idon't believ the pool has been build and people have moved in since 2006 and are paying these high CDD and HOA fees....

For clarification KB is not building (that I can see), but AR and NC seem like they are, although on a smaller scale. I have seen KB people out there with signs recently though, which makes me think they're going to build soon.

The HOA will be managed by the developer until the majority of the community is built out. This is typical here for most larger neighborhoods. We were there about a month ago looking at houses and it seems to be coming along. I like the parks in the middle of every neighborhood.
