You signed and paid the security deposit and first and last month? When is the first day of the contract date for moving in, next month or this month?

Well, legally they have the right to hold you to the contract (unless your contract say otherwise). They may let you out of it if they can re-rent it.
Otherwise, regarding bugs, like others said, this is Florida! I live in a really nice apartment on the third floor and have also had horrible bug issues all year.

Most landlords do not allow this-or atleast management companies, if it is a private landlord you may be able to do so...but more than likely they will spray for you and fix those minor flaws...

In my opinion, no. The contract is between you and the landlord. Other occupants must abide by the terms of the contract but they don't have to sign the lease. You will have to consult an attorney for legal advice. Maybe there's another loophole since it appears that's what you're looking for.

Sure, just pay him 364 days of rent. You are about to be sued for that amount, so you can pay it now or pay it later.
