Does anyone has good tips for remodeling a bathroom. I'm thinking to upgrade a builders tub into a garden tub and seperate shower and need some advise on what things to look at and good advise for whenever we will sell the house what exactly is most important to buyers.

Well, as a recent buyer, we looked at the following in a master bath.
  1. Tub with jets
  2. Separate shower (2 heads, if you have the space)
  3. His and Her's sinks
  4. Raise 'his' sink (for shaving, etc)
  5. Lower 'her' sink and also have a side 'makeup' area where she can pull up a chair and spend hours on makeup
  6. Upgraded tiles (floor and shower)
  7. If you have the budget, try to incorporate "listello"s (these are tiles with a pattern - will attract buyers)

Thanks, right now I'm getting a few estimates but they pricing is very different and if you tell them it 's too high and I'm not doing it, the price goes down by even $ 2,500 So right now I'm a little confused about the costs. How much more can they lower the price? What is reasonable and what is just ripping people off. I know it is a hard question to answer, but I'm confussed about these estimates..

Thanks I had an estemate from them but the man was making starnge remarks and pushing us to sign and than started to sweat a lot He should have worn a shirt that it wasn't showing so much I asked for an price for tiles in ano other bathroom and he emailed me the price back and that he would make up the contract, I wrote him back that we wanted to know the bottom price and we still waiting for other quotes.
I'm glad you wrote me this, that is the reason why i put up this thread, to get good advise.

Hehe, I understand you just moved to Tampa, well I just escaped. Be very careful of companies there--most dishonest place we have ever lived. They should all wear ski-masks.

Remember, any new tile work, requires "sealing." If you don't seal the grout areas, you will surely see a darkening of the grout, no matter the color (unless black). Modern set tiles have an off-setting color grout (as in light green tile = light green grout). This is what keeps tiling looking sparking new........it's all in the grouting. Avoid any 4 or 8 inch tile settings in the bathroom; that is dinasour. 12-14-16 and yes, even 18 inch tiles are "in." A quick way to "raise" the vanity -- make a "box" of the actual size of the bottom of the vanity using 2x4 material. Set the vanity atop the box. Secure the box to the wall studs, with two long screws. When you re-tile, cut tile to "run up" the sides of the exposed box frame. Attach with proper tile cement. Amazing results. Adds 3 1/2 inches to height. Sufficient for the man.

Another eye opener: Install handicap commode. It is 18 inches tall, rather than regular commode which is 14" tall. What a difference it makes. Many nice designs available.

Lastly: shower area. Install shower spigots at "both ends" of the shower. It's a winner for many.
