the traffic on Bruce B. Downs is sometimes bad, that depends on what time you leave and head back.

Bruce B Downs (BBD) is painful, that's why I suggested living in Tampa Palms, but south of the junction with 75. I would stay away from any of the communities in northern New Tampa. Some of them are very nice, but the traffic would be terrible.

Someone else here suggested Cheval, which is in western Lutz. Cheval is nice, but I would think it's a bit far to get to and from USF. I guess you could go down Dale Mabry to Bearss and take Bearss east all the way to BBD.

I guess my only other suggestion would be to try some of the places in the Lake Magdalene area. You're commute to USF shouldn't be much longer then if you were living in Tampa Palms and it would be a straight shot down Bearss.

I would say Lutz. It has great small time charm, but at the same time can feel like your in a bigger city just due to the close distance to Tampa. Some areas of Lutz are an excellent location becuase you can hop on the Veterans Expressway and 275 easily- which is not the case when you live in Tampa Palms (which is closer to 75 generally speaking). The schools in Lutz are excellent, as are the community projects. Lutz has both subdivision neighborhoods (Cheval, Avilla, Villa Rosa, Deer Park, ect) but it also has a great more rural area. Hope this helps. Good luck! Both areas are very nice for raising a family....

Take a look a SEVEN OAKS.......in South New Tampa..........possibly the best place to live in the entire bay area of Tampa.

Seven Oaks is in Wesley Chapel (Pasco County). I am not even sure that it is considered New Tampa area. If so, it would be NORTH New Tampa. Tampa Palms is in the south part of New Tampa. I agree with Seven Oaks. I wish we had moved there.
