baylor graduate school (apartments, leasing, safe area)

hi, i'll be starting grad school at baylor next year. just curious, where do most of the grad students stay? is it generally a safe area?? i found a couple of apartments I'm interested in, but not sure if its necessary to have a gated apartment. the top 4 apartments i found have these specs:

speight jenkins $550 -- furnished, not gated, all grad students, 1 bedroom apt, all utilities paid
quadrangle $305 -- must find another roommate to pay the other half, all grad students, not furnished, not gated, must pay electricty
the union $589 -- furnished, gated, individual leasing -- but i will have another roommate... the apartment seems to be mostly undergrads, must pay electricty
the grove ~$610 -- gated, mostly undergrads, but does have gym, common study rooms, etc -- which the union does not have.

could someone kindly advise? i would really appreciate it. im so torn.
