Wanting to live on maybe 20-30 acres, rural but close to a good sized city. I work from home and children are homeschooled. Budget not an issue. I like Tyler and College Station but wanted anyone here to share what they know of the pros and cons of both.



Have to be mindful of internet service being good and reasonable electric co, right now I have TVEC and my bills are incredible.

Try reading my posts over the last 14 years. I'm 75 years old. Former Broker, no commissions, or referrals out of real estate business, but still interested in all things Tyler, all my life, started about 10 years old. However, I lived in Houston for about 25 years as a young adult. I watched Tyler planning and zoning and city council meetings on the cable, to determine how the city "runs". Tyler is not Utopia but has a lot going for it most cities our size and larger may not have. One thing, the city property rate if far lower in Tyler, than if you move into almost ANY size city in Texas, is more than 100%/twice, or 200% greater than Tylers.

The school, I.S.D., junior college, county taxes, most cities have are about the same as Tylers, but you could save several thousand dollars per year if you LOCATE inside the city limits of Tyler because of the lower/low tax rate. Of course, if you live in between cities like Whitehouse and Bullard you pay, the best of all worlds, no city taxes. Likely you have other costs.

If you have any specific topic not cover, or just want to contact me directly I would be willing to help you or refer you to some organization that hopefully has an answer for you. The two cities are completely different, IMHO, mainly because of 70,000 Texas A & M students. lol Tyler only has about 22,000 students running around, lol

Also, you 1 1/2 hours to Dallas, for all the megacity energy. 2 hours to Jerry's World, Globe Life Park, water parks, Six Flags to get your adrenalin rush.

What is your timetable for a move, have you visited either place, you need to visit CS. during a non-covid semester, not in the summer you won't get an idea of the crowds, heck you may be an Aggie, go for it, lol Oh, there are many homeschoolers, even have sports teams, and 5-6 private schools if you dicide to change to area schools.

Thank you Mark for the reply. Visited both cities but not CS during a non-covid time. That is a good idea, I shall visit when things get back to normal. I am thinking late this year/early next year.



Are there any areas in and around Tyler that you think I should avoid?



I have read a lot of your posts over the past few days and they have been very helpful. Thank you for all the information you have shared here, it helps a lot.
