Wondering what other cities do with these areas. There is an older suburb of Phoenix that was the hub for auto dealerships 30+ years ago. A few of the smaller lots have been taken over by used car dealerships, but the larger lots have been left idle. After a decade or more of being empty, some of the lots have had all the buildings torn down and you just have a big empty lot. But the downside is that this street is no longer a major corridor, any big box stores or power centers are 5 miles down the road next to the freeway. Any creative uses for 10+ acres of parking lot located in an inner ring suburb?

I'm surprised nothing has been done with them already. Honestly big swathes of under-utilized land in inner suburbs around the country (okay, not so much around the country as in select places like Denver, Seattle, DC, etc) are being turned into new mixed-used communities with retail, apartments, offices and townhouses. Seems like a no brainer to me.

The potential uses are as varied as any other kind of vacant lot, with the advantage of already having a lot of parking available for parking-intensive uses.

We don't have many vacant ones in Seattle, but they do change ownership a lot. Most are on the arterial known for used cars, cheap fleabag motels and hookers. Despite the high price of land, they are just not desirable neighborhoods for anything else.

Wheat Ridge Colorado is fighting a battle right now over a vacant (5+ years) Ford dealership becoming a Wall Mart. The metro Denver residential market is very hot right now and this property is well situated for a possible mix use development. It is within a half mile to a large medical center so medical offices would be another possibility. The Denver metro area has MORE THAN ENOUGH wall marts.

Where I live there are many really. Most dealers last ten years have mostly either completely remodeled or torn down and rebuilt new dealerships building. Every former American brand dealer how has at least one foreign brand in their multiplex.
