I am looking into getting a condo in Brian Head, as they seem to be relatively affordable. We just started looking by using Zillow and Trulia, but are heading out there July of this year. I see a lot of them have HOA fees that those sites list as being $375-$550. I am assuming that is PER MONTH, and not per year. Is there a resource anywhere that lists HOA fees for condo complexes in the Brian Head area and what amenities are included with the price? That is going to play a big part in which one we end up going with. If it includes internet and TV as well as garbage and snow clearing, it would be a plus, but I heard some of them even include water and some other things.
We plan on renting it out seasonally to help absorb some of the costs. How is it during the summer? Are people still renting places out there during the off-season?

people do rent there in the summer. i have rented there in the summer in the past. but if you check out a site like VRBO you'll see rates drop significantly for most of the summer as you'd expect.

The HOAs may be high in part because the power was cut for days during a severe winter storm a few years ago and pipes broke in many complexes, leading to extensive damage. Many of the units had to be gutted and remodeled. I assume that the HOAs had to absorb at least part of that cost.

Someone correct me if I'm misunderstanding the situation.

I was just up there - the road to Cedar Breaks was still closed the weekend before Memorial Day and there's one to two feet of snow on the mountain - if you hiked up you could ski pretty nice.

There was NOBODY staying at the hotels the week before Mem Day - though I imagine the holiday was filled. Not many people seem to know about Brian Head. Which is nice.

If it wasn't so high I'd love a summer place there. But I suspect there's a lot of maintenance on the properties.

No idea on the HOA costs. That seems high. Could probably just rent a home in Cedar City for $600 and not have to deal with the snow.
