We are looking to purchase in a ski town without breaking the bank. Can anyone recommend such a town in Utah,Colorado or New Mexico?

HI there!!

Whats your price range? In Utah, Park City and the like are easily 500K for anything livable. If you are willing to make a 10 min drive to the slopes...you could look farther up the Wasatch Front toward snowbasin (towns like Huntsville and Layton). Homes are MUCH cheaper there.

Good luck!

Outer reaches of Huntsville, Liberty, etc you have access to 3 resorts: Powder Mountain, Nordic Valley, and Snowbasin.

If you buy in Ogden by the North East Bench near to Ogden Canyon, then you are 15-20 minutes away from three ski resorts, Snowbasin, Power Mountain, and Wolf Mountain. Ogden is not a ski town like Park City, but you'll be reasonably close and the prices are very affordable.

Huntsville and Liberty are very nice, but also a lot more expensive than Ogden. Depends on your budget and what is important to you.

I'm new here, but I can help chime in on Ogden. We just got an offer accepted on a house in town, and it truly is 15 mins through the canyon to your choice of 3 ski resorts. The other thing we are looking forward to is biking 10 blocks to historic 25th street, and 5 blocks up to the trailheads on the east side of town. Coming from Philadelphia, we're finding that the PR about Ogden is definitely for real!

Watching our car insurance drop by a thousand dollars was a nice bonus! But Ogden is no cushy resort town. It is a GREAT mix of real life and tons of recreation, shopping and eating. Just for reference, a move-in ready house over 1800 square feet seems to fall between $160K and $200K. There are definitely some great "project" houses around $120K, which can be HUGE, but they entail a complete update. In my opinion, Ogden is really on it's way up. The locals seem to think that prices will level out if not drop, but we just left a place that boomed 20 years ago, and prices never looked back.

Housing in Big and Little Cottonwood Canyon is very expensive. Even vacation rentals are out of most price ranges.

I suppose a good question is what is reasonable? Huntsville and Eden fall at about 50% the price of other resort towns but single family homes start at $300,000 condos at about $150,000 and puts you minutes to Snowbasin or Powder depending on location. Ogden runs substantially less and has some great finds. I think with the momentum of Ogden you can't go wrong and it is really close to the resorts. They may even put a gondola from downtown one day but no one will verify or deny it!
