Our family is hoping to hear from the seller's bank soon regarding a foreclosure we are trying to buy in Battle Ground. The house is less than 10-years old, on acreage, with city water and onsite septic.

Any recommendations for a good inspector? Any repairs we have to make will be out of our pocket so I'm not looking for leverage in negotiations - I just want a thorough once-over by someone knowledgable with the local housing stock.

We also know there is minor damage to the interior walls. Any recommendations for drywall/paint repairs?

While I'm at it we will also need (eventually) a plumber, HVAC, and (maybe) cleaning service. I would love to hear from anyone with recent experiences.

Using a top notch inspector is very important and I am sorry I don't have a recommendation... I used one recommended to me and trusted the realtor to supervise the inspection (I was out of town) and it was a mistake that cost me a lot of money.

I do have a recommendation for repair and construction... I have used 'We Do Everything' out of Vancouver that has a staff for cleaning and small projects and an relationship with an extensive group of sub-contractors. I would not hesitate to use them again for both interior and exterior projects.

Be sure to have a licensed septic inspector, repair / replacement of those can be $10k+ and parts of Battleground have high water tables. (swamps / wetland)

If interior damage includes MOLD, you want to have that carefully mitigated by a contractor specifically licensed and bonded for such.

I will do some searching for resources in that area, but I am 1 hr away from there, so seldom use contractors local to Battleground. (I have many friends and family there)

I appreciate the info - I checked out We Do Everything on Yelp (I know, grain of salt...) and noticed they had a lot of great reviews but the dates of the posts look very suspicious. I'm hoping it was just a case of an employee transcribing old paper testimonials to the online forum. I'll give them a call tomorrow.

So far, no mold visible but we'll be looking for it. One of my concerns is rodents. There was a really bold mouse living in the kitchen. The rest of the house wasn't dirty-grimy, just dirty-abandoned - like the family had to leave earlier than they expected. ...sad... the kid's drawings were still on the walls.
