I have a house up in Peacham that I'm trying to decide whether or not to sell or to keep as a summer house (like so many people up there). I don't see Peacham getting enough press on this board, as it is a lovely town. Anyone care to share their opinions (and I know you have some!) about Peacham?
Isn't the most photographed town, for postcards in the world? It is a nice farming community. Worked on one there myself in my younger years. One of the few true VT towns left.

Lovely little town. Keep the house. Fix it up nice if it needs it. Rent it out for exhorbitant rates to vacationers from NY and MA. Only problem is that if you are not still relatively close by you have the headaches of being an "absentee landlord."

I would highly recommend that you sell your property or at least put it up for sale as it appears with the economy that few people are interested in buying a summer home. It may take a few years. Also the tax situation is getting out of control. We don't object to our appraisal for our home, but are fighting for an injustice and a big error on our appraisal for waterfront property which is not usable. We had to hire a forensic appraiser and next year we will have to appeal again and it may end up in court. The town clerk and the assistant town clerk are great people, but they are not doing the appraisals.
I do believe that there were a few renters this year, but as I said before with the present economy, people are not running to purchase property here.
We resent the feeling that Peacham is taxing the summer people here on the pond so to eventually force their selling their property to non local people and taking away their children's inheritance because they cannot afford the taxes.

Several movies have been filmed there... 1987 movie, "A Return to Salem's Lot",
1993 movie, "Ethan Frome", 1993 movie, "Where the Rivers Flow North"
1996 movie, "The Spitfire Grill". The filming of Spitfire Grill so annoyed the townspeople that the Selectboard voted in an ordinance to not allow anymore movies to be filmed there.
Nice town. I went to see the Peacham Music Festival years ago with my piano teacher as a young piano student...but it does seem to me to get over run with tourists and the real estate is a bit more expensive than elsewhere in the NEK.
I spent a lot of time growing up around Peacham Pond - deer hunting, ice fishing, and spending time with my dad. Fond memories and a beautiful area.
