Jefferson Trace is a retail center that will be locating on 90 acres at the northeast corner of Lee Highway and Clear Creek Road in the independent city of Bristol and Washington County in Virginia.
Publix will be opening its first store in Virginia at Jefferson Trace after announcing its expansion into the state in February 2016. The 54,000-square-foot store is projected to open in late 2017.
It appears four anchors will be part of Jefferson Trace. I assume Publix is among those anchors.
Arts and craft retailer Hobby Lobby has confirmed plans for a store in Bristol, Virginia. It projects to open its store in the summer of 2018. Its specific location, projected to be within the city, has not been announced. I wonder if Hobby Lobby could be in Jefferson Trace.
Supermarket Publix intends to start construction on its Jefferson Trace store this year and projects to open in 2018. The store may have switched from Publix's Atlanta Division to its Charlotte Division.
Well, I'm sure Bristol, Virginia would certainly welcome anyone to locate a store down the road at "The Falls" which seems to have plenty of space available (never mind all the boulders). Back when The Falls was first announced a news article mentioned Hobby Lobby as an interested tenant there.
Also I have wondered about the possible regulatory issues that might arise and complicate development visioned since the portion of the "Jefferson Trace" property fronting Lee Highway is a bit of a swamp surrounding Beaver Creek. It is certainly a flood plain. A development several years ago in Kingsport was stopped by the Army Corp of Engineers (jurisdiction over wetlands) due to the presence of cattails on the property. A portion of that property not within the flood plain was later developed.
Looking at the site plan for The Falls from November 2015, an Aldi limited assortment/discount grocery store and a 53,785-square-foot supermarket with a pharmacy drive through. In regards to Publix, I do not know if it had considered The Falls prior to Jefferson Trace. With Jefferson Trace cancelled, I do not know if Publix is considering The Falls.
Hobby Lobby could easily fill a 55,000-square-foot space at The Falls.
