We are going to relocate from Santa Cruz, California to Virginia and we are thinking of Madison County. We will be retiring in a few years and cost is an issue. Can anyone tell us anything about the area. Does it have charm and what is the COL like and property taxes like.

I lived in Madison Co. for a number of years. It's a rural area but the town of Madison has a McDonalds,a couple of other restaurants, grocery store, and some gas stations. Culpeper to the North would have more choices. Also a lot of folks go to Charlottesville and sometimes Fredericksburg for more major shopping.
I think property values have come down some in the past year or so. Before that they were up because a lot of people buying places from the DC/Northern Va. area.
What part of Madison Co. have you been looking at?

Hi,
Thanks for getting back to me. I want to live in Virginia but don't know much about there area. I'm thinking of Roanoke or areas around Charolletsville. I'm looking for an area that's small but has work or is close to an area with work. Can you suggest any places like that on the outskirts of Charolletsville?

Also what do you know about Roanoke? I heard there might be a pollution problem from waste in the roanoke river and there isn't much employment there. Do you know about any of this?
