I am going to visit the rockville area next week and was wondering if anyone had information on KingFarm? I am looking into buying a townhome or condo. What are condo/townhome fees like in that area and what can I expect to pay for a two bedroom+ condo or townhome? I looked online and it seems that they have shopping in the community and a metro train station close by.

A friend of mine lives there with her boyfriend. Its not bad. Seems to be an attempt at creating a walking community out in the burbs- New Urbanism and all that. The Shady Grove Metro is about a 10 to 15 minute walk as are some businesses on Rockville Pike, although I cannot recall any specifics other than the CarMax.

Its built to look old. Brick townhouses with porches, sidewalks by the streets. The construction quality is the same as any new construction. They have a duplex which was quite nice.

If I had to live in Rockville, it would inevitably be on my list. My personal choice is for pre 1965 architecture, but that's just me. Its worth checking out.

Good area, but as far as cost.. you will pay for the conveinence.

I believe (don't quote me) that townhomes start at 400-500k and go up.
I'm not sure about the condos.

Just arrived in Rockville late last night. We've gone to checkout kingFarm. It looks very nice and I like the retail areas inside the community. Traffic is a nightmare....didn't think of that. But anyways does anyone know of any other Newish community around the rockville area?

They are building condos in downtown Rockville as they are everywhere.

Traffic is a nightmare everywhere .. especially during rush hour

We checked out some places in downtown rockville. Really liked all the public transport. Didn't like the way people drove around there for one thing. Lots of women in large Suvs that didn't look around before switching lanes or turning. It also seemed like every light after a red light was red when we got to it. Housing was nice but seemed so overpriced as I have heard about. Overall we love what the area offers in terms of all the things to do and places to see.

The lowest price I have seen a townhome go for in King Farm is 500K and I think that was probably in Feb. of this year. Listings typically start at 550K and a more typical price for a townhome is in the 600s. HOA fees I believe are in the $100 range. Anything that claims to be a townhome that is in the 400s would have to be a townhome condominium.

Condos . . . 2 bed/1 bath starting from about 330K (with incentives) for ~1000 square feet. Condo fees $200-400, depending basically on how big the condo is. That info is for the brand new condos in the "Royalton" phase. The community is very convenient to Shady Grove metro and safe, but you definitely pay for it.
