Town Center is suppose to break ground later this year including a Movie Theater and a Hotel.

The leasing office said it. If you have any questions, you can ask them. I assume they wouldn't lie. Either way, that is what they said.

Any other developments regarding the Urban Core? Leasing office said construction won't start till 2-3 years from now. I see some road works going on beside the train station, not sure if that's related to the town center.

Well they are building something. They have the whole place turned up. The road is built and I see them laying concrete pipe what not.

It would help us if we knew the source vs hearsay.
Unless this is coming from the developer and the city knows of it I can’t be sure. I have been in talks with the city planner office and they are not aware of these plans within these time lines. I am concerned many of us are repeating hearsay from the builders coming from the developer who wants to push this project along.

If you are looking to buy in this development, you should not wait. Prices will continue to rise as they continue to sell. Building the town center is going to be a long process. The infrastructure is what is being built now. Each building will be built one at a time. The Spectrum at Watkins Mill on the other side of I-270 will be built first anyway. It will have restaurants and a public plaza so you can enjoy that. Developers at Crown Farm have already said they plan to start selling those row homes at $700,000+. I don't think based on your previous posts that you want to spend that kind of money.

Just a little background for you so you understand why Parklands is so cheap in comparison to other houses in Gaithersburg. The original builder of Watkins Mill Town Center went bankrupt. NV homes bought the property in foreclosure. The cheap price of the land acquired by NV homes is the reason they are able to sell at such a low price range. The interchange is going to happen in about 5 years or so.

I don't know how long you plan on living in this house but the investment is the reason people are buying in Gaithersburg. The city is changing rapidly and with light rail rapid transit coming through eventually, the city will not look the same soon. Make sure you understand what is happening across the city before you make a long term purchase. The Orchard Pond area is about to change dramatically also which is right near Watkins Mill Town Center. If you don't mind living in an area that will become increasingly urban, then I say buy in Parklands.

The Urban Core Town Center on the western side of the development is delayed indefinitely until the I-270 Watkins Mill Rd. interchange starts construction. The Town Center is not permitted to break ground until that time do to traffic restrictions.

Spectrum just went through final site plan with the City of Gaithersburg and expects to break ground this spring:
