With the Crownfarm development, Watkins Mill Town Center Development, Great Seneca Life Science City development, Kentlands Downtown Development, CCT Light rail project, and being the ICC terminus, is Gaithersburg poised to become it's own metropolis?


For those who don't know what these developments are, here are some brief descriptions.

Crownfarm Mixed Use development: (Under Construction)

-180 acre development
-2,250 residential units
-320,000 square feet of commercial
-6 distinct urban neighborhoods
-8 story high rises in some neighborhoods
-20 story high rises in the urban core
-CCT Light rail stop

The City of Gaithersburg


Watkins Mill Town Center Mixed use development: (Under Construction)

-200 acre development
-20 story high rises in Urban Core
-3 distinct urban neighborhoods
-millions of square feet of office and retail space
-Marc and CCT light rail stop

-4,360 acres development
-17.5 million square feet of development
-9,000 residential units mainly in high rises

-12 story high rises
-1 CCT light rail stop

With all these developments being build in west Gaithersburg next to eat other to complement the washingtonian CBD, Gaithersburg is going to be very different once they are all built in the next few years.

Also, Gaithersburg has completed the Washingtonian Entertainment District now

An the planned CCT light rail line with five planned stops in Gaithersburg at each of these locations except olde town Gaithersburg which is already serviced by Marc Commuter Rail.

I would say no. Gaithersburg and much of Montgomery county suffer from the same thing which holds them back from really becoming a true metropolitan area. The availability of workforce housing. You can't have a true metropolis without being able to house the types of workers you need to make sure the city runs efficiently. White collar types plan and administrate, blue collar types do. You need a balance of both in order to really grow and prosper as an independent city. From what you posted, it appears as if Gaithersburg is only concerned with attracting individuals who earn over $80k per year.
