Can anybody give pros and cons for these 3 areas? From what I've found online, they seem to be similair in terms of price and proximity to amenities. Any suggestions or information would be appreciated, thanks.

I'd agree that three areas are roughly comparable. Columbia Heights probably has more retail in the immediate vicinity, although only along 14th St. There are particular "hotspots" of crime I'd stay away from in each area (e.g. 14th and Girard, 3rd and W, 7th and O). Good luck.

I'd say downtown DC is walkable from most spots in Shaw. Wouldn't say that about Columbia Heights.
Don't know anything about LeDroit Park. As JM67 said there are crime hotspots in each. Shaw and Columbia Heights have a metro station in their midst (the "green" line). Again don't know about LeDroit.
There's a lot more activity around the CH metro station these days and much less so around the Shaw station which still gives me the creeps when I come up out of it.
