Can anyone tell me what responsibilities/remedies I have as a landlord when I am aware a tenant has not paid for his/her electric utilities and it gets shut off? I know there is a minor living there. I will go search Washington's RCW's now but I just wondered if anyone had any first hand information/advice. Thank you in advance for replies!

power is typically direct relationship tenant to Utility, and the utility has ways of dealing with it (families... power needs / budget plan)

on the other hand...over-due trash bill results in a lien against my property. !!! in one of the WA municipalities I have rentals. I hate the over arching stranglehold of that municipality (highest taxes as well).

The tenant is always responsible if they have signed a correctly worded rental agreement. If they don't pay, then it is entirely their responsibility. If it becomes extremely negligent, then you have the power to evict and you have the right to sue them in small claims court.

ItI have a tenet whos been given a verbal and written notice to move house has been sold. Hes quit paying untilites that are in my name.. has pd no rent since may can i turn utilities off?

No, you have to go through the eviction process with proper notice, and have the sheriff evict them if they don't leave. You cannot shut off the utilities when it's occupied.
